Industrial Flooring Fails At The Joints Long Before The Field

The middle of a warehouse slab almost never wears out, and neither does industrial flooring installed across it. What breaks is the saw cut control joints running through it, because a saw cut leaves an unsupported concrete edge on each side of the gap.

A hard wheeled forklift crossing that gap lands an impact load on an edge with nothing underneath it. A few thousand repeats and the edge micro fractures, the fracture spreads, and the edge breaks away. That is why spalling shows up in the main aisles and at the rack end turn ins rather than evenly across the floor.

The fix is not caulk. A joint filler carries the wheel across the gap, so it has to be hard, full depth and shaved flush. If the grey material in your joints dents under a thumbnail, it is the wrong material and it is why the edges are breaking up. Most Halifax Slabs Take Industrial Flooring Without A Vapour Barrier

Burnside opened in December 1969 and most of it was built out through the 1970s. Polyethylene vapour barriers under industrial slabs did not become normal practice until roughly the 1980s. A large share of the industrial floor area in this city therefore sits directly on damp ground.

An uncoated slab in that condition is fine, because the moisture evaporates off the top. Close that surface with industrial flooring and the moisture has nowhere to go, so it collects at the bond line, the alkaline water there attacks the coating from underneath, and the film lifts in blisters six months to two years later.

This is why we test. A relative humidity probe drilled into the slab tells us what the concrete is doing at depth rather than on the day. If the number is high we quote a moisture vapour barrier as part of the system. A bid that skips the test is not cheaper industrial flooring, it is the same industrial flooring with the bill arriving later.

Halifax Winters Change What Industrial Flooring Can Be Installed

Halifax does not get a sustained deep freeze the way an inland city does. At the Citadel station the February average daily high sits just above freezing and the average overnight low is around minus seven and a half, and January runs almost exactly on zero at the top end.

So the slab under your dock doors is not frozen for four months. It crosses the freezing point most days of the winter, and any water in a crack, an open joint or the pores of bare concrete expands and contracts under your industrial flooring. Humidity here runs between roughly three quarters and four fifths saturation all year, so drying is slow at every stage.

We work with that. Slab temperature gets measured before any industrial flooring goes down, not air temperature, because concrete lags the air by hours. Systems that cannot be installed at the temperature of your building in February are ruled out while we are quoting rather than discovered on site.

Road Salt Reaches Your Industrial Flooring On Forklift Tires

Halifax Regional Municipality clears more than four thousand lane kilometres of road and keeps between eighteen and twenty thousand tonnes of salt across three storage facilities. A good share ends up in solution on the asphalt outside your dock doors.

From there it comes indoors on truck tires, forklift wheels and boots, and it lands on the same industrial flooring every day. The dock apron, the first thirty feet inside the doors and the main aisle take it. Chloride in solution drives corrosion of the reinforcing steel and deterioration of the concrete surface, so the highest wear zone is also the most chemically loaded one.

The answer is to treat that zone differently. Heavier build and tougher chemistry at the doors, standard build through dry storage, and a non slip texture where the meltwater lands. One industrial flooring system at one thickness across a whole building either overspends on the dry areas or underbuilds the wet ones.

Line Marking Is Industrial Flooring That Has To Be Read

In Nova Scotia the width of a lift truck aisle is not a preference. The Occupational Safety General Regulations require a one way aisle to be at least as wide as the wider of the vehicle or its load plus six hundred millimetres, and a two way aisle to be twice that plus nine hundred millimetres.

Very little else about floor marking is written into law. Red for fire equipment and danger, and yellow for aisles and traffic lanes, are the two conventions with real weight behind them. The blues, greens and black and white hatching are conventions your safety program adopts rather than regulation you must follow. Any contractor telling you a marking layout is approved for compliance is selling something that does not exist.

Hot Washdown Rooms Need Different Industrial Flooring Than Epoxy

Nova Scotia lands over eight hundred million dollars of seafood a year and Halifax County holds more than twenty licensed processing plants. Add the breweries, the dairies and the cold chain building at the airport put up specifically for live lobster, and this is a city with a great many floors that get hosed down hot.

Epoxy is the wrong industrial flooring for that service, for physical reasons rather than reasons of quality. Epoxy expands roughly three times as much as concrete for the same change in temperature. Eighty degree wash water reaches the coating first, the coating tries to move three times as far as the slab permits, and the shear from that arrives at the bond line. A few hundred cycles of it and the joints and edges start letting go.

Urethane cement behaves differently because it is mostly cement and aggregate with a polyurethane binder, so it moves at close to the rate of the slab. At nine millimetres it is rated for service between roughly minus forty and a hundred and twenty degrees and can be steam cleaned. Acid Etching Is Not Industrial Flooring Preparation

Almost every failed industrial flooring job we are called to look at failed at the bond, and a good share of those were etched rather than prepared mechanically.

Acid attacks the cement paste but not the aggregate, so it leaves an inconsistent profile that varies with the mix and the trowel finish. It does not touch oil, grease, curing compound, old sealer or an existing coating. It leaves reaction salts in the pores unless the whole floor is neutralised and rinsed perfectly, which does not happen across twenty thousand square feet. And it puts a large volume of water into the slab you are about to close up.

Industrial flooring gets ground and shot blasted instead. Shot blasting is faster across the open field and gives the deeper profile that thick systems need. Diamond grinding reaches the perimeters, the column bases and the corners a blaster cannot. Most buildings need both, and a contractor who owns one machine will tell you one method is enough.

Industrial Flooring Quotes Are Hard To Compare

Two industrial flooring quotes for the same warehouse can differ threefold and both be honest, because they are not describing the same floor. A quote is only comparable if it names five things.

The system and the film thickness, in mils for a coating or millimetres for a trowelled mortar, because ten mils and eighty mils are both called epoxy. The surface preparation, named as a method and a profile rather than the word prepared. What happens at the joints and cracks, which is the largest hidden number in industrial flooring. Whether moisture testing is included and what happens if the slab fails. And the return to service time, because in a live building the downtime usually costs more than the floor.

What Industrial Flooring Costs In Halifax

The numbers below are current market ranges for industrial flooring work in Canada. They are here so you can sanity check a quote, not because they are your price. Yours comes after we have seen the slab.

A high build industrial epoxy coating generally runs between eight and fifteen dollars per square foot installed. Urethane cement is heavier and costs more, commonly nine to eighteen. Polished concrete usually falls between six and fifteen. Line painting is priced by the linear foot rather than by area, around two and a half to five dollars, with a minimum on small scopes because mobilising costs the same either way.

Preparation and repair move those numbers more than the resin does. Light preparation on a sound slab adds a dollar or two a square foot, resurfacing badly damaged concrete three to seven, and moisture mitigation another two to five where the testing calls for it. None of that is padding, and an industrial flooring bid carrying none of it on an old building has simply left it out.

Our Process

What Happens During An Industrial Flooring Installation

  1. We walk the building with you, checking the slab, the joints, the drains, the doors and the traffic pattern, and asking what runs across each area and how often it gets wet. That survey is where every industrial flooring job starts.

  2. We test the concrete. Moisture readings are taken inside the slab rather than off the surface, and we check what is already bonded to the floor so we know what has to come off.

  3. You get a written industrial flooring quote naming the system, the thickness, the surface profile, the square footage, the joint and crack work, and how long the floor is out of service.

  4. We prepare the slab for the industrial flooring. Shot blasting across the open floor, diamond grinding at the walls, columns and corners, then joint and crack repair before any coating goes down.

  5. We install and hand the floor back, with separate return to service times for foot traffic and forklift traffic, and the finished floor is walked with you before we leave site.

Burnside is the centre of gravity for industrial flooring in this region. It holds close to eight million square feet of industrial floor area, roughly four fifths of everything industrial in the city, at a vacancy rate of barely five percent. Halifax Regional Municipality calls it the largest industrial park north of Boston and east of Montreal. A Burnside tenant needing a floor is almost never moving to a newer building, because there is not one to move to. They are refitting the one they have, and that is most of what we do.

We work across the whole municipality: Burnside and the Halifax Logistics Park, the Bayers Lake and Ragged Lake business parks, Woodside and Eastern Passage, Bedford and Lower Sackville, the Aerotech park by the airport, and the older buildings on Windmill Road and along the Dartmouth waterfront. It depends far more on thickness and preparation than on brand. A thin roll applied coating of ten to twenty mils gives three to six years in a warehouse. A high build system of twenty to forty mils generally runs seven to twelve. A broadcast system at an eighth of an inch or more can pass fifteen. Industrial flooring that fails early almost always failed at the bond rather than from wear.

Yes, and most of the time we do. Night work, weekend work and shutdown work is normal in industrial flooring. What matters is the cure time of the system you choose, because some materials are back under forklifts in a day and others need three. Tell us the window you have before we settle on a system.

Not necessarily. Most industrial flooring is installed in phases, with racking and stock shuffled a section at a time. Working that way carries a higher rate per square foot and still beats shutting the building down on most jobs. We will price it both ways so you can see the difference.

Only after we find out why it let go. Peeling is usually moisture from underneath, a poor profile, or a coating installed over a contaminant. New industrial flooring on top of a failed layer buys a year at most. We grind a test patch, check the slab for moisture, and tell you whether the old system can stay.

Epoxy is a resin coating sitting on the concrete, usually ten to eighty mils thick. Urethane cement is a trowelled mortar of cement, aggregate and polyurethane binder, normally a quarter of an inch, and it moves with the slab rather than against it. Epoxy is the right industrial flooring for dry warehousing and manufacturing, and urethane cement is the right answer for hot washdown and thermal shock.
