A Warehouse Does Not Need One Warehouse Floor Coating, It Needs Three
Specifying one warehouse floor coating at a single thickness across a whole distribution building either overspends in the dry racking or underbuilds at the doors. The traffic and the exposure are not the same across the slab and the floor should not be either.
The dock apron and the first stretch inside the doors take the hardest life in the building. That is where the meltwater lands, where the chloride comes in on the tires, and where the turning loads are heaviest. It wants the heaviest warehouse floor coating in the building and a non slip texture through it.
The main traffic aisles are next. They carry the wheel loads all day, they are where the joints spall first, and they are where the marking wears. A high build warehouse floor coating with the joints properly filled underneath it is the right spend here.
Dry racking and static storage are the cheapest part of the floor. A lighter warehouse floor coating is enough because nothing is grinding across it, and putting the saved money into the doors and the aisles buys far more service life than spreading it evenly would.
Warehouse Floor Coating Is Usually Limited By Return To Service
In a live building the cost of the downtime normally beats the cost of the floor, so the cure schedule drives the material choice rather than the reverse.
Ask for two numbers on any warehouse floor coating quote rather than one. Foot traffic and forklift traffic come back on different days, and it is the second number that decides when your building starts working again. A system that takes three days to accept wheel loads is not comparable to one that takes one, even if the square foot rate looks similar.
We phase warehouse floor coating around racking as a matter of course. Working in sections carries a higher rate per square foot, because every section means another mobilisation and another set of cut in edges, and it still beats closing the building on almost every job. Old Burnside Slabs Need Testing Before Warehouse Floor Coating
Most of Burnside was built out through the 1970s, before under slab vapour barriers were normal practice. Those slabs pull ground moisture upward continuously, and sealing the top with an impermeable film is what turns a harmless condition into a failure.
So we test. Relative humidity probes go into the slab itself rather than a test taken off the surface, and if the reading is high we quote a moisture vapour barrier as part of the system. It adds cost and we would rather explain that number to you now than replace the floor in eighteen months. The same test decides whether concrete floor resurfacing is needed before anything is coated at all.
